*We do our best to meet the needs of our clients, customers, and staff in a timely fashion. However, our office does not accept “walk-ins” – appointments required. Office hours may vary – Office is closed most major holidays. Please check our website and Facebook page periodically for updates.
*We ask that clients and customers use emails or voicemails to communicate with us as necessary. Please see communication methods listed below. Agents and staff will schedule in-person appointments as-needed.
*RENTAL & PHOTO VIEWING:
Click link under property description to download a file of photos (downloaded “zip” file, best accessed on a desktop or laptop). ALL interior viewings of currently available units will be electronic until an applicant is preliminarily approved (“Coming Soon” unit photos are not yet available – check site frequently for updates).
*APPLICATIONS:
-Applications may be submitted online or in our dropbox: (printable/online links at bottom of page); application fee per adult: $25 online, $30 paper. All adult residents must be on application.
-All applications must include copy of photo ID, proof of employment (two most recent full paystubs – phone app screenshots are not sufficient)/copy of other income, and application fee (check/money order payable to Wadsworth Real Estate for paper applications only, or credit card payment required for online submissions only).
-Applications including an animal submitted for properties that indicate “animals considered” must be accompanied with an animal registration application through the link below.

-Please allow approximately 3-5 business days after submission for processing. A representative from our office will contact you when complete. Applications valid for approximately 30 days (do not submit multiple applications for multiple properties – contact office for address additions or changes).
–Preliminarily approved applicants will be contacted and provided an in-person appointment for viewing once the unit is available to show.
*We request that documents and/or payments be sent via postal mail, electronically, or left in our dropbox (monitored and processed daily).

Rental Policies
Viewing: Once preliminarily approved, applicants may view units “available now” by appointment during regular business hours 8:30-4:30 weekdays (call office or visit Facebook page for holiday or emergency closures) with proper identification and $20 key deposit (refunded upon key return). Keys must be returned immediately after viewing the same day. “Coming soon” rental units will be updated when available to view. Deposits: Security Deposit equal to rent amount required. Additional deposit for animals may be required, if approved/applicable. Complete rental policy and animal policy available by request. Applications: There is a non-refundable application processing fee per applicant (per adult), payable upon submitting application to our office: online $25, paper $30. All applications must include a copy of photo ID and proof of income to complete processing. Applications may be completed online with a credit card, or downloaded/printed and turned in to our dropbox with the application fee, payable by check/money order.
